Viet was opening a new business location in Seal Beach and needed to relocate the family down from Daly City to make the commute and day-to-day logistics actually work. Because he was still up in the Bay Area for much of the search, a lot of the early home tours had to happen virtually, with Andrew walking properties on video call so Viet and Matti could narrow things down before ever stepping inside in person.

They landed on a home in Long Beach, close enough to the new Seal Beach location to make the business side of the move work, and closed below the asking price.

Roy and Hae Sol owned a home in Hayward and wanted to relocate to Orange County to be closer to family in Brea. They found a home in Anaheim Hills and closed below asking price, with the home later appraising for more than the purchase price.

Andrew also negotiated $35,000 in credits from the seller, which went toward closing costs, prepaid items like HOA dues and property tax, and a rate buy-down to lower their monthly payment.
